COMMERCIAL AND RESIDENTIAL REAL ESTATE APPRAISAL SERVICES
As a state licensed certified general real estate appraiser and an experienced construction manager, we have the ability to perform commercial and residential appraisals in “as-is” and “as-repaired” condition. As one of the few appraisers with extensive construction experience, this allows me to accurately estimate any “cost to cure” items in an appraisal.
COMMERCIAL AND RESIDENTAIL REAL ESTATE BROKERAGE SERVICES
As a state licensed real estate broker, we provide the best advice and options for our clients. We can perform a BPO or a more detailed approach can be utilized. Should a property be sold in “as-is” condition or should certain “key repairs” be made, prior to listing the property? We will lay out the options and provide you with the pros and cons for each. We utilize the Midwest Real Estate Data, L.L.C., Loopnet, and Costar to give a property maximum exposure in the marketing process.
INTERIM PROPERTY MANAGEMENT & LEASING SERVICES
Managing & leasing the real estate asset in the interim period while the asset is in the process of being marketed and sold.
INSPECTION SERVICES
We offer a variety of inspection services for real estate. Some of these inspections we provide are for: REO/foreclosures, bankruptcy, weekly/monthly, occupancy verification, insurance claim/loss, etc. We also offer narrated digital video virtual tours illustrating “items of disrepair” and “deferred maintenance items”.
PROPERTY PRESERVATION SERVICES
Ameri-Mark offers the following property preservation services for real estate owned properties: securing/board-up, winterizing, and debris removal. We offer referrals to outside professionals such as: architects, structural engineers, environmental engineers, remediation contractors, and other professionals who will be required to preserve/salvage a property’s condition.
We offer all of these services under one roof as a convenience to our clients to minimize their internal management of the real estate owned asset. This allows for their time to be utilized more efficiently in other areas of the financial institution.
